RealtyCom Partners, LLC is a consulting firm whose only business is delivering tangible, bankable value to multifamily property owners and master planned communities wishing to maximize the value of their telecom property rights with regard to the provision of voice, video, Internet and wireless services to their residents.
Telecommunications service providers provide financial and added value incentives to multifamily owners in exchange for the contractual telecom property rights, which may include access, use of infrastructure and the right to directly market and target their services to residents in apartment communities. These contracts are increasingly complex, and typically are long-term agreements. A property owner can not afford to get this wrong, so RealtyCom assists owners in getting it right the first time in addition to helping them get untangled from past mistakes. RealtyCom also makes available other expert industry resources, such as telecom attorneys and engineering/construction firms.
Management Team
Don Clark, Chief Executive Officer
Mr. Clark has over 28 years of broad business experience in the telecommunications industry and has represented leading cable television, telephone, and real estate companies during his career. Most recently Mr. Clark was Vice President of Business Sales and Services for Comcast Cable Communications, the largest cable operator in the United States, responsible nationally for the multifamily market. In this role Mr. Clark guided the company in many new business initiatives with the multifamily and single-family development industries and was responsible for the company’s involvement with national real estate industry organizations, such as the NAA and the NMHC.
Prior to joining Comcast, Mr. Clark founded DAC Media Consulting, Inc., which provided strategic planning and business development services to Fortune 500 companies, such as, Pacific Bell, GTE, AT&T Broadband, D.R. Horton, Hines International, Arvida Residential as well as to other telecommunications providers and real estate owners and developers. Mr. Clark leads RealtyCom Partners in providing the strategic analysis; planning and business management services; the service provider relationships and the negotiation of service provider agreements.
Annie Manfredi, President
Ms. Manfredi has extensive experience in the real estate industry having worked at Trammel Crow Residential (“TCR”), one of the nation’s largest multifamily development and management companies, prior to starting Castle Cable Services, Inc. (“Castle”), a private cable operator. Castle obtained exclusive, long-term agreements to provide cable television and high-speed Internet access services to large, up-scale apartment units. Most of the real estate owners were large, publicly traded Real Estate Investment Trusts. During Castle’s eleven years of operation, they built more than fifty cable television systems in eight states.
While at Castle, Ms. Manfredi negotiated right of entry agreements and partnership agreements with many of the nations largest apartment owners including Archstone Communities, AvalonBay, Shea Properties, Essex Property Trust, Equity Residential, United Dominion Realty Trust, Sares-Regis and Forest City Residential. Prior to joining Castle, Ms. Manfredi was the National Director of Sales & Marketing for NuMarket Communication Services, a TCR company. Ms. Manfredi also has successfully negotiated agreements with most of the nations large MSOs including Time Warner, Cox, Comcast and formerly AT&T and Adelphia.
Ms. Manfredi is responsible for business development, marketing and sales activities for the company and will represent the Company working with industry organizations, including the National Multi-Housing Council, Urban Land Institute, and National Apartment Association. Ms. Manfredi was a founding member and officer of the Independent Multifamily Telecommunications Council where she has appeared before the FCC on issues affecting the telecommunications industry.
Ms. Manfredi is a graduate of Sonoma State University, School of Business with a B. A. in Marketing.
Steve Lefkovits, Representative
Steve Lefkovits represents RCP in conjunction with his role as principal of Joshua Tree Consulting. Joshua Tree Consulting is a strategy and management consulting practice that specializes in developing unique strategies that demonstrably increase profitability and competitiveness for large multifamily investors and their principals. His clients include some of the largest multifamily REITs, private apartment owners and top-tier vendors that serve the industry such as American Express, TransUnion and Move.com.
An industry veteran, Steve saw that the RCP strategy could add significant value for his clients and augment the services he already provides through Joshua Tree Consulting. In addition, Steve has served as a Senior Vice President for Technology Initiatives for BRE Properties and as a Vice President for Finance and Technology of the National Multi Housing Council. While at NMHC, Steve pioneered the NMHC Technology Forum, a new issues area devoted to the efficient, profitable adoption of technology in the multifamily industry.
Steve frequently writes about strategic issues in the industry press, and for his newsletter, Multifamily Management and Strategy. As a speaker, he is frequently sought for his insights on the future of the apartment business and the impact of technology on its capital flows, business strategies and operations. Steve gained a capital markets background working for Prudential Securities and the New York State Housing Finance Agency.
Steve has a master’s degree from the Woodrow Wilson School of Public and International Affairs at Princeton, and has an undergraduate economics degree from Yale University. Steve has served as Vice Chair of the Mid Peninsula Housing Coalition, the leading low income housing developer in the San Francisco Bay Area.
